Do I need a "local"
agent to list my home?
We haven't
seen your signs in our neighborhood. Don't we need a "local"
Agent?
No,
you don't. In Houston, like most major metropolitan areas, the
vast majority of homes are sold using the latest technology
including the Internet and MLS. Buyers come from all areas, not
the "local" area or subdivision so there is simply no need for a
Listing Agent to be "local". In fact, most of the better Listing
Agents cover a large market area and have listings widely
scattered about town. The important factors to consider when
choosing an agent are experience, knowledge, competence,
training and education, and the ability to utilize the latest
technology. Knowing every street name and every neighbor in
your subdivision is not a factor in getting your home sold.
If your office isn't close by, how can you
sell our house?
Easy. We are living in the electronic age. Listings are
maintained "on-line" in computer databases so that anyone
anywhere has access to them. Contracts are submitted and
responded to by fax or email. Brokers, clients and customers
communicate by telephone and e-mail whether across town or
across the street. Most listings are "shown" to the Buyer by the
Buyer's Agent who represents them. There simply isn't a need for
today's Listing Agent to be located "just down the street" as
might have been the case in the past. Certainly there are some
issues of convenience that will come up. However, Lena Pullen
has successfully listed and sold homes in many subdivisions and
communities in both Harris and Fort Bend Counties without a
problem.
Why should I list with you rather than one
of the local “well known” real estate firms?
Many reasons.
Since every Realtor® operates as an Independent Contractor (not
an employee) their name recognition has little impact on how the
Realtor® gets the job done. Would you make the decision to buy
or not buy a home you like simply because of the company and
realtor’s name on the sign? Of course not. Some of these
companies and their agents capitalize on their name recognition
to capture business, not to offer better, faster or different
services. I can offer more personalized services tailored to
your specific needs. I have been in business for over 25 years
providing many clients with excellent service. My goal is not
quantity but quality.
Who is "Number One" in the business? Shouldn't we go with
them?
Everyone in the
business, it seems, claims to be Number One. Look around and you
will find that just about every Agent in town says that he or
she is the "Top Producer". Well, so what? Do you really care if
an Agent sold 100, 200 or 400 homes last year? And, if they did,
what kind of personal service can you expect to receive for your
"one" home? Quantity simply does not equal quality in real
estate and Lena
